Numbers of dwellings sold in Eastern Beaches were up seven per cent to 201 in August compared with 188 the same time the year before, while the median Eastern Beaches price was up 17% in August at $740,000 compared with $635,000 the previous year. However, Peter Thompson, managing director of Barfoot & Thompson says Auckland house prices have remained constant over the past ﬁve months. “After a rapid increase in the ﬁrst quarter of the year, prices have settled down and there has been no upward pressure on prices for the past two months,” he says. “What did change in August was greater choice for buyers than there has been for some months.” However, a feature of the company’s August trading was a drop in the number of houses selling for more than $1 million, with a greater focus on the under-$500,000 market. Helen O’Sullivan, REINZ chief executive says a shortage of listings remains an issue across Auckland, with potential vendors taking a wait and see approach. Upcoming Reserve Bank lending restrictions (loan to value ratios) are also bringing ﬁrst home buyers out in force to secure properties before the changes. “Overall the Auckland market remains the strongest in the country,” she says. Auctions nationwide are up by 24 per cent on the same time last year, according to Harcourts real estate group, a direct result of vendors becoming more savvy about the beneﬁts of auctions in a high demand environment. Paul McKenzie, marketing manager for Realestate. co.nz says an increase of new listings coming onto the market is expected this month and next month which will provide a healthy selection of new homes for sale in spring.
