The Eastern Beaches median dwelling price was up 13 per cent in January to $636,000 compared with $563,250 the same time last year, according to Real Estate Institute of New Zealand ﬁgures. However, a continuing tight supply resulted ina14percentdropinthe volume of houses sold to 121 from 140 in January last year. Despite this, the Auckland housing market overall has experienced its most active January in ﬁve years, says Peter Thompson, managing director of Barfoot & Thompson. “January is always one of our lowest months for new listings, but interest in selling rolled over into January as a result of the excellent prices being achieved pre-Christmas, and our agents have been active since the ﬁrst business day of the year.” Helen O’Sullivan, REINZ chief executive says the Auckland market has been strong over January with the number of days to sell improving. It took 36 days to sell a residential property in Eastern Beaches in January, down 3 per cent from 37 days the same time the year before. Manukau residential price increases are close behind the former Auckland and North Shore cities, up 9.6 per cent over the past 12 months, according to QV ﬁgures. Jonno Ingeson, QV research director, says the property market has had a fairly strong start this year, carrying on from activity in late 2012. However, he adds, the lack of properties for sale will continue to constrain sales volumes.
